AHS Twin Towers brings Grade A offices to the former Shangri-La hotel address in Dubai. The redevelopment by AHS Properties stands on Sheikh Zayed Road, with architecture by Gensler and handover planned for Q2 2028. Its office offering covers individual suites, quarter floors, half floors and complete corporate levels.
The smallest ownership format, Individual Offices, costs from 7 200 000 AED (1 960 500 $) and spans 1,872 – 2,407 sqft (173.9 – 223.6 m²). Executive Offices use a four-way floor division, while the individual format sits within a nine-office arrangement. Grand Offices and Ultra Grand Offices provide progressively larger premises rather than requiring every purchaser to take the same scale of space.
Booking requires 5%, followed by 45% during construction under the 50/50 plan. On the starting office price, the respective amounts are 360 000 AED (98 000 $) and 3 240 000 AED (882 200 $). The construction-stage obligation is therefore substantially larger than the first payment. Comparing offices by both their space and their staged capital requirement gives a more useful basis for purchase than looking at the reservation sum alone.
Reception areas, boardrooms and workstations appear throughout the office layouts, with dedicated management rooms and meeting areas in the larger formats. Shared lift lobbies serve the divided floors, and each office has its own entrance. Interior design is assigned to AHS Atelier, with glazed meeting rooms, pale surfaces and warm detailing shaping the private workplace interiors.
Concierge and valet parking accompany the ground-floor reception. A large lobby brings together lounge seating, planting, a water feature, retail and coffee spaces. The separate business facilities include private suites for smaller discussions, boardrooms for formal meetings and a business lounge, extending the available meeting settings beyond an owner's private premises.
Two interconnected basement levels accommodate fitness and wellness facilities. The gym combines cardio and strength-training areas, complemented by yoga, Pilates and golf simulation. A lap pool, thermal bathing and spa treatment rooms provide water and relaxation facilities. Personal-care salons and entertainment spaces complete this part of the building without being folded into the office layouts themselves.
Dining is spread between the first-floor food hall and the rooftop. The food hall includes several cuisine concepts, while the Sky Garden has planted terraces, lounges and private dining space. Staff can take lunch within the development, and businesses have settings for hosting visitors outside the enclosed workspace. Rooftop seating also opens the communal areas towards the surrounding skyline.
DIFC and Dubai World Trade Centre are established business anchors near this stretch of Sheikh Zayed Road. Corporate offices, hotels and exhibition venues make the corridor a working part of central Dubai, rather than a district awaiting its first services. Downtown Dubai and Business Bay form part of the wider network of nearby employment and commercial destinations.
The Red Line follows the highway, with Financial Centre Metro Station close to the project. Employees travelling along the rail network can reach the area without relying solely on parking. Sheikh Zayed Road provides onward road access across the city, and taxis connect the office corridor with destinations that are not directly served by the metro.
Restaurants and hotel meeting venues give businesses places to host clients near their workplace. Grocery shops, cafés, pharmacies and clinics serve the surrounding neighbourhood throughout the working week. For visiting colleagues, hotels on the corridor provide accommodation close to the business districts, with Dubai Mall, City Walk and Museum of the Future offering options outside working hours.
Driving to Dubai International Airport takes approximately 15 minutes. DIFC and Dubai World Trade Centre are around 5 minutes away, as are Dubai Mall and Burj Khalifa. These routes connect the office address with international arrivals, exhibitions and central-city appointments, alongside the public transport available on the corridor.
Full-floor Ultra Grand Offices are priced from 78 620 000 AED (21 407 800 $), covering 17,007 – 17,563 sqft (1,580 – 1,631.7 m²). A company acquiring this format can bring its teams and management functions onto a single level. Smaller purchases reduce the acquisition budget, while quarter- and half-floor ownership bridge the gap between a standalone suite and an entire floor.
