Ellington Berkeley Tower - Offices for Sale at Business Bay, Dubai

Ellington Berkeley Tower brings individual offices, half floors and whole floors to a site beside Business Bay Metro Station in Dubai. The Grade A development is planned as a ground floor plus 60 floors, with a total inventory of 109 offices. Its position along Sheikh Zayed Road places it on the city's main business corridor.

Ellington has designed the tower with a glazed exterior and long vertical fins that draw on the folds of moving fabric. Recessed planted terraces break up the facade. Inside the entrance, a double-height reception combines light stone-look finishes and timber, with seating for arrivals and visitors.

The lift system comprises 12 double-deck passenger lifts with destination control, alongside a service lift. Smart-access gates sit in the lobby, and automated robotic parking stores and retrieves vehicles. A covered drop-off, valet desk and car-collection lounge organize the arrival sequence separately from the office floors.

Typical office levels wrap around central lifts and service spaces, leaving work areas along the perimeter. Different subdivisions support smaller offices and larger floor layouts. Balconies, pantry spaces and server areas appear in selected configurations. The upper-office designs also include multi-level arrangements with internal stairs and terraces.

Shared work facilities include focus pods, coworking tables and a work lounge. They add places for quiet tasks and informal discussions outside a company's private premises. The adjoining rest and recharge room uses reclining seats and a canopy-style ceiling, separating breaks from the desk-based working environment.

Billiards, air hockey and a vinyl lounge are part of the clubhouse, which opens onto an outdoor terrace. Lounge seating and shared tables provide places to gather between appointments or after work. On the mezzanine, a coffee bar offers a further stopping point near the main reception.

Pilates reformers and spinning bikes are planned alongside gym and boxing facilities. A mind and body studio and separate wellness areas broaden the training provision. The prayer-room floor has male and female prayer spaces with ablution facilities. Accessible washrooms are part of the shared facilities.

Sheikh Zayed Road runs past Business Bay, linking this part of Dubai with the financial district and the wider commercial corridor. Al Khail Road provides an alternative cross-city connection. The nearby Red Line station gives employees and visitors an established public-transport option, including rail links to airport terminals and major business stops.

Business Bay sits next to Downtown Dubai and contains a substantial mix of offices, hotels and housing. Companies work within a district that already has daily services and places to host visitors. Office workers share its streets with hotel guests and people living nearby.

Hotels and restaurants throughout the district are useful for visiting business contacts, working lunches and meetings away from the office. Bay Avenue Mall adds a supermarket, cafes and everyday retail. These services are spread through the surrounding neighbourhood, giving staff options beyond a building's own facilities.

The Dubai Water Canal waterfront has promenades, cycling routes and dining, offering a change of setting during a break or after work. Burj Khalifa and The Dubai Mall bring major city landmarks into the nearby Downtown district.

Journeys by car to DIFC and Dubai World Trade Centre take about 5 minutes. Dubai International Airport and Dubai Design District are approximately 10 minutes away, and Al Maktoum International Airport is around 35 minutes away. The range of destinations is relevant to businesses with local appointments, exhibition schedules and visiting international teams.

The smallest current purchase starts at 5 094 000 AED (1 387 100 $), with an individual office from 1,132 sqft (105.2 m²). Companies seeking an entire floor have a starting budget of 47 250 000 AED (12 865 900 $) for 10,500 sqft (975.5 m²). Half-floor purchases sit between these formats, allowing the scale of ownership to follow the amount of workspace required.

Business Bay led Dubai's office sales by transaction count in H1 2026, with 814 deals covering completed and off-plan premises. In the same period, Dubai's office rents increased 14.1% year on year and office sale prices rose 15.1%.

Buyers pay a 20% down payment, followed by 50% during construction and 30% upon handover under the 70/30 plan. Part of the construction balance follows reservation dates, while later instalments are linked to progress. A purchaser therefore needs to budget for both time-based and milestone-based contributions during the build.

Q4 2031 is the planned handover date for Ellington Berkeley Tower. An owner-occupier can compare that timetable with its current lease and relocation plans. For an investor, it is the planned date from which a completed office can be occupied or leased.
