Christian A. Rockefeller Business Tower will bring 332 freehold offices to Sheikh Zayed Road in Dubai. LMD is developing the 87-storey project in partnership with the Christian A. Rockefeller brand, with completion planned for Q2 2031. Individual offices, half floors and full floors form the office collection.
An entry Core office costs from 4 400 000 AED (1 198 100 $) and covers at least 1,077 sqft (100.1 m²). Medium and Premier offices begin at 1,488 sqft (138.2 m²) and 2,295 sqft (213.2 m²), respectively. The choice of individual premises allows businesses to select more space without committing to a whole floor.
Full floors are priced from 49 630 000 AED (13 514 000 $), with areas starting at 11,541 sqft (1,072.2 m²). Half floors offer an intermediate scale, beginning at 5,887 sqft (546.9 m²). The Presidential full-floor collection is on levels 71 to 80, where private terraces extend the offices outdoors. These larger premises accommodate a company's workspace on one level.
International Design Associates has created the common-area interior concept around Art Deco and Manhattan loft influences. Pale stone surfaces sit alongside warm metallic details. The meeting room has a wood-toned ceiling and broad glazing towards the city. The exterior pairs a ribbed glass façade with planted terraces and a tapered crown. Depending on orientation and floor, offices look towards Burj Khalifa and Downtown Dubai, across Business Bay or towards the Arabian Gulf.
The level 87 business centre combines The Exchange lounge and co-working areas with two meeting rooms, a meeting hub and private call pods. Two podcast rooms provide recording space, and the ballroom accommodates corporate events. An outdoor terrace and the Observatory infinity pool are available as part of booked event space.
Fitness and recovery occupy two dedicated floors. Cardio, weights and functional training areas sit alongside a multipurpose studio for Pilates, yoga and other classes. The spa includes treatment rooms, sauna, steam and ice rooms, with changing facilities and a relaxation lounge. An outdoor infinity pool, padel court, meditation area and sensory walk provide further options away from the desk, with cabanas and shaded places to sit.
Visitors arrive through a triple-height hall with an artwork and water feature. Retail extends across the ground and first podium levels, while the next podium level contains cafés and dining. More than 1,100 parking spaces serve the development, and 23 lifts include high-speed double-decker cars. Dedicated lifts serve the lower and upper office zones, parking and wellness facilities. Five amenity floors bring shared business and leisure facilities into the office building.
Business Bay, Downtown Dubai and DIFC anchor the surrounding central business area. Along Sheikh Zayed Road, workplaces share the corridor with hotels and residential towers, so employees and visitors have services beyond the office plot. Financial and professional-services firms in the neighbouring business hubs also provide a nearby client base for companies working from the tower.
Business Bay and Burj Khalifa/Dubai Mall Metro stations sit on either side of the site along the Red Line corridor. This adds rail connections to the road network for commuting and travelling between business districts. Staff can combine metro journeys with the last part of their route, while clients arriving by taxi or car use the main road connections.
Restaurants, cafés and hotels supply venues for client lunches and accommodation for colleagues visiting Dubai. Dubai World Trade Centre hosts trade shows and conferences further along the corridor. For shopping or dinner after work, Dubai Mall and City Walk provide alternatives to the building's own outlets and the restaurants immediately along the road.
DXB Airport is about 20 minutes away by car. DIFC and City Walk are approximately 10 minutes away, and Dubai Mall or Business Bay Metro Station around 5 minutes away. The combination of airport access and nearby business hubs is relevant to teams that regularly receive visitors or travel between offices in central Dubai.
Office occupancy across Dubai was approximately 94% in Q2 2026, and average office rents had increased 13% over the preceding year. They are citywide figures for the operating office market, not a rental projection for a building still under development. For a potential landlord, the first distinction is between leasing an individual office and finding an occupier for a half or full floor, which involves a different space commitment.
Booking requires 10% of the price, followed by 40% during construction and 50% upon handover under the 50/50 plan. At the entry price, the instalments amount to 440 000 AED (119 800 $), 1 760 000 AED (479 200 $) and 2 200 000 AED (599 000 $). The final balance is as large as all earlier payments combined, so a buyer needs to budget for that sum at completion.
