Radiant Legacy – Offices for Sale in Al Reem Island, Abu Dhabi

Radiant Legacy brings full-floor office ownership to Al Reem Island in Abu Dhabi. Radiant Real Estate is developing the tower in Shams, with handover planned for Q1 2030.

Prices for an entire office floor begin at 31 000 000 AED (8 441 100 $). Total areas span 16,539 – 18,263 sqft (1,536.5 – 1,696.7 m²), with the full-floor layouts on levels 26 to 35. The development as a whole has 158 office suites, but these upper levels provide larger premises for a company that needs its workplace together on one floor.

A central core contains lifts, stairs and service space, with office accommodation running around it. On floors 26 to 30, the layout also includes a separately measured terrace. Level 29 has 11,446 sqft (1,063.4 m²) indoors and 6,817 sqft (633.3 m²) of terrace. The enclosed area provides the working accommodation, while the open portion gives the floor an outdoor extension.

The level 33 office totals 16,730 sqft (1,554.3 m²). On levels 31, 32, 34 and 35, each full-floor layout is 16,894 sqft (1,569.5 m²). They provide further choices at the top of the building, with the central core leaving a continuous office area around it for a company's own internal arrangement.

Vertical glazing and curved terrace edges shape the tower's exterior. The podium has rounded corners and landscaped outdoor areas, with further terrace bands towards the top. A multi-level lobby combines pale stone, planted details and a reception desk in warm tones, creating a separate arrival space for staff and guests before they reach the offices.

The sixth-floor wellness centre contains an equipped gym and a swimming pool. It places exercise facilities in the same development as the workplace, allowing staff to fit a session around their office day. The fitness spaces are shared building amenities, separate from the privately occupied floors above.

Padel and walking take place outdoors, with a court and dedicated track on the amenity level. The fourth floor has an outdoor events area, giving colleagues a place to meet outside the enclosed workplace.

Four shops are planned at lower ground level, while the development's parking provision totals 777 spaces. The spaces serve the tower's tenants, employees and visitors.

Shams forms part of the wider waterfront district of Al Reem Island, where offices stand alongside homes, retail and public spaces. Road bridges connect the island to central Abu Dhabi. Companies locating here therefore join an urban neighbourhood with an existing residential population and services outside the building.

The neighbouring Al Maryah Island contains financial-sector offices, hotels and restaurants. It shares ADGM's jurisdiction with Al Reem Island, placing the project near the capital's financial-centre businesses. Visiting teams can stay in the neighbouring hotel district, with meeting and dining venues available away from their office floor.

Shopping and everyday errands are served by Reem Mall, Shams BOUTIK and local grocery stores. Reem Central Park and waterfront paths add open space, while Sorbonne University Abu Dhabi and Repton School are established on the island. Cleveland Clinic Abu Dhabi, on Al Maryah Island, adds a major healthcare facility to the wider area.

Zayed International Airport is approximately 25 minutes away by car, with Saadiyat Island around 20 minutes away. Reem Mall and Galleria Mall are about 10 minutes from the project, and Reem Central Park around 5 minutes. These routes link the business address with the airport, neighbouring islands and local amenities.

By the end of H1 2026, the workforce across ADGM's Al Maryah Island and Al Reem Island jurisdiction totalled 49,027. Financial and professional-services businesses form part of this two-island employment base. Whole-floor ownership is relevant to companies consolidating their office on one level, or landlords seeking a tenant with a similarly large space requirement.

Average office rents in Abu Dhabi increased nearly 16% year-on-year to Q2 2026, with occupancy around 96%. Comparing enclosed office area with terrace area is important when evaluating the purchase against a company's accommodation needs or a prospective occupier's requirements. The internal portion determines the space available for desks, meeting rooms and support functions.

Booking accounts for 5% of the price, followed by 40% during construction and 55% on completion under the 45/55 plan. For the starting floor price, this means 1 550 000 AED (422 100 $) initially, 12 400 000 AED (3 376 400 $) during the build and 17 050 000 AED (4 642 600 $) at handover. The largest instalment is the last one, which makes completion-stage funding a central part of the decision to buy.
