How Does the Law Address Changes in the Area of UAE Real Estate?

In Dubai, if there is an increase or decrease in the area of a property, the law allows for adjustments to be made in the contract based on certain conditions. According to Law No. (8) of 2007, which regulates the real estate market, if the actual area of the property differs from the area mentioned in the contract by a significant margin, the buyer may be entitled to compensation or a price adjustment. Typically, if the change in area is less than 5%, it is considered acceptable, and no changes to the contract price are made. However, if the deviation exceeds 5%, the buyer can seek a price adjustment or even cancel the contract, depending on the circumstances. The buyer and developer usually resolve this issue through mutual agreement, and the Dubai Land Department (DLD) facilitates such cases to ensure fairness.
