The first residential phase at Yas Point will contain 592 apartments in six mid-rise buildings. Named Aldar The Canopies at Yas Point, the project sits around a central landscaped park on Yas Island and includes studios and homes with 1, 2 and 3 bedrooms. Completion is planned for Q3 2030.
A studio starts from 495 sqft (46 m²) and 1 650 000 AED (449 300 $). One-bedroom apartments provide more space from 872 sqft (81 m²), with prices from 2 200 000 AED (599 000 $). Both formats give buyers access to the same resident facilities and the wider Yas Point waterfront plan.
Two-bedroom apartments begin at 1,281 sqft (119 m²) and 3 400 000 AED (925 800 $). The largest public category has 3 bedrooms, starting areas of 1,981 sqft (184 m²) and prices from 5 500 000 AED (1 497 600 $). This range takes the project from smaller apartments to homes with areas intended for family living.
Private balconies and extensive windows connect the apartments with the landscaped setting. The external design combines curved edges with warm, restrained colours, while the interior images use pale surfaces, timber tones and open kitchen and living spaces. These are design characteristics of the project rather than proof of a particular view or furniture package in an available home.
The moderate building height also keeps the entrances, shared facilities and landscaped routes within a compact residential setting.
The central park covers the space between the residential buildings and forms the main outdoor setting. Residents will have shaded walking routes, gardens, picnic areas, children's play spaces and outdoor exercise zones. Two resort pools and splash pads create separate water areas for adults and younger residents.
Shared indoor facilities are centred on The Canopy Club. It includes a private lounge, co-working rooms, multipurpose spaces and a dedicated fitness area. An outdoor kitchen, BBQ area and dining terrace support resident gatherings, while The Hub provides a separate co-working setting within the community.
A 700-metre promenade will run along the Yas Point waterfront. The wider plan also includes a public beach, marina and yacht club, pier, viewing platform, public parks, cycling routes, shops and restaurants. The first homes at The Canopies therefore form part of a larger mixed residential and leisure destination rather than an isolated group of buildings.
Yas Island combines established residential neighbourhoods with Abu Dhabi's largest concentration of theme parks and event venues. Ferrari World Abu Dhabi, Warner Bros. World Abu Dhabi, Yas Waterworld and SeaWorld Abu Dhabi operate alongside Yas Marina Circuit, Yas Links and Etihad Arena. This creates regular activity outside the usual weekday residential cycle.
Daily retail is anchored by Yas Mall, which contains more than 370 stores as well as restaurants and entertainment. Yas Marina and Yas Bay Waterfront provide additional dining and leisure choices. Beaches, parks and watersports give residents outdoor options that are less common in dense mainland districts.
Education on the island includes SABIS International School, Yas American Academy and Blossom Nursery. Healthcare is available at Medeor Medical Centre in Yas Mall and Mediclinic Khalifa City, with specialist hospitals in Abu Dhabi accessible for more complex treatment.
Yas Mall and Ferrari World Abu Dhabi are approximately 5 minutes from the project by car. Warner Bros. World Abu Dhabi, Yas Waterworld, SeaWorld Abu Dhabi and Yas Marina Circuit are around 10 minutes away, as is Zayed International Airport. Saadiyat Island can be reached in about 15 minutes.
Central Abu Dhabi and Abu Dhabi Corniche are approximately 30 minutes away. E11 provides the main route towards the city and Dubai, with the drive to Dubai taking about 50 minutes. Bus services and taxis operate on Yas Island, but private transport remains the more flexible choice for regular journeys.
The project begins with an established developer, a defined total of 592 homes and a waterfront masterplan already linked to Yas Island's operating attractions and services. Smaller apartments can serve residents working around the airport, hospitality and leisure sectors, while 2 and 3-bedroom homes broaden the audience to families seeking schools and open space.
Yas Point may benefit from planned additions to the island, including Disney Abu Dhabi and Sphere Abu Dhabi. These attractions can increase destination awareness, although their delivery and effect on property performance remain future variables. The current purchase decision should rest on the existing island infrastructure and the confirmed features of the project.
Buyers pay 5% initially, another 50% during construction and the final 45% upon handover under the 55/45 payment structure. The substantial final instalment should be considered alongside the Q3 2030 completion date. Aldar The Canopies at Yas Point offers a choice of apartment sizes within a park-led waterfront district, with access to both the new Yas Point facilities and the established destinations of Yas Island.
