Binghatti Wraith is a high-rise apartment tower in Al Jaddaf, close to Dubai Creek and the Green Line metro. Completion is planned for Q4 2027, and the project focuses only on apartments: studios, 1-bedroom apartments, 2-bedroom apartments and 3-bedroom apartments.
The building holds 855 apartments in total. Studios and 1-bedroom apartments make up most of that count, with 204 studios and 563 one-bedroom homes. Studios start from 799 999 AED (217 800 $) with areas from 341 sqft, while the rare 3-bedroom apartments start from 3 499 999 AED (953 000 $) with areas from 2,563 sqft. Buyers who want the middle of the range can look at 1-bedroom apartments from 1 299 999 AED (354 000 $) and 2-bedroom apartments from 2 099 999 AED (571 800 $).
Binghatti Wraith is planned with a ground floor, 4 podium levels, 14 residential floors and a roof. The lower levels hold the lobby, concierge, covered parking, an amenity deck, landscaped walkways, cafes and ground-floor retail. Residential floors begin above the podium.
Binghatti's design approach gives the tower its visual character through curved balconies, a geometric facade, glass cladding and sculpted massing. For buyers and tenants, the practical value is a compact branded residential building in a central district, with services contained inside the tower.
Resident amenities cover fitness, leisure, family use and everyday convenience. Fitness options include an outdoor fitness area, yoga deck, gym and fitness centre, sports courts, a padel court, a half basketball court and a walking track. The leisure areas include an infinity pool, jacuzzi, shallow pool, sun deck, loungers and a pool bar. Families have access to a children's play area, kids pool, aqua play area and BBQ area, while the lobby, concierge, covered parking and ground-floor retail support daily use.
Payment terms follow a 50/50 structure. Buyers pay 20% as the down payment, another 30% during construction and the remaining 50% on completion. That final balance is worth planning for, but the Q4 2027 delivery date gives a shorter timeline than many off-plan launches currently on the market in Dubai.
Al Jaddaf sits west of Dubai Creek, near the Business Bay Extension. The district has residential towers, hotels, healthcare facilities, sports venues and cultural sites. Its dhow-building past is still visible in places, but what draws buyers today is the transport access, the creek frontage and the reach into central Dubai.
Public transport is a real asset here. Al Jaddaf Metro Station is on the Green Line, and Binghatti Wraith is roughly 2 minutes from it on foot. Creek Metro Station and marine transport connections extend movement further across the area. Drivers have direct access to Al Khail Road, Sheikh Zayed Road and Oud Metha Road, covering both older and newer parts of the city.
Day-to-day infrastructure is already in place. Al Jaddaf has supermarkets, minimarts, mosques, nurseries and schools, including Swiss International Scientific School. Latifa Hospital, Clemenceau Medical Center Hospital and Dubai Healthcare City are all nearby, giving the area a solid medical layer.
Leisure options are more varied than the district's size might suggest. Dubai Festival City Mall is about 7 minutes away, Dubai Mall around 12 minutes, and Wafi Mall is also within easy reach. Mohammed Bin Rashid Library, Jameel Arts Centre, Zabeel Stadium, Dubai Creek and Ras Al Khor Wildlife Sanctuary give residents genuine reasons to stay local on weekends.
The wider travel picture matters for both residents and investors. Dubai Design District and Al Jaddaf Walk are about 2 minutes away. Downtown Dubai, Burj Khalifa, Dubai Opera, Museum of the Future and Ras Al Khor Wildlife Sanctuary fall within roughly 10 – 12 minutes. Dubai International Airport is about 15 minutes away, which is relevant for frequent travellers and people working across central Dubai.
