    The Residences at Sheraton Al Marjan Island Resort is a new residential project by Atara Development on the artificial island of Al Marjan Island in Ras Al Khaimah. The 18-storey building offers fully furnished studios and one- and two-bedroom apartments. The residences will be connected to the existing Sheraton Al Marjan Island Resort, allowing owners to enjoy the resort's facilities while having a separate private living area. The Residences at Sheraton Al Marjan Island Resort is currently under construction, with completion scheduled for Q3 2028.

    The residential development is designed to maximise views of the Arabian Gulf. The interior design of this property in Ras Al Khaimah will feature light colours, wood and materials that are pleasant to the touch, giving the interior a modern look. The floor plans of the apartments at The Residences at Sheraton Al Marjan Island Resort are designed to provide space for both leisure and work. All of these apartments on Al Marjan Island feature open-plan kitchens and living rooms, high-quality bathroom fixtures, walk-in closets and built-in storage systems.

    There are three types of properties planned for The Residences at Sheraton Al Marjan Island Resort: studios, one-bedroom apartments and two-bedroom apartments. A total of 141 residences and 318 hotel rooms are planned for the project.     The developer, Atara Development, offers interest-free payment plan on a 70/30 basis with an initial deposit of only 5% for buying property at The Residences at Sheraton Al Marjan Island Resort. The buyer pays 5% upon booking, another 15% upon signing the purchase agreement, then 50% is divided into equal payments during the construction period, and the final 30% is paid upon receiving the keys.

    Residents of properties at The Residences at Sheraton Al Marjan Island Resort will have direct access to a sandy beach with sun loungers, beach volleyball areas and water sports. The development will feature several swimming pools: a family pool, a saltwater pool, a separate children's pool and a spectacular rooftop infinity pool with a bar and lounge. For those who work remotely, there will be co-working spaces with meeting rooms, separate call booths and a media room.

    An important part of The Residences at Sheraton Al Marjan Island Resort is the restaurants and evening atmosphere. The development will include a 24-hour all-day dining restaurant, a separate higher-end restaurant, a kitchen and lounge on the upper floors with impressive sea views, and a nightclub. Owners of properties at The Residences at Sheraton Al Marjan Island Resort will receive the privileges of Marriott International's ONVIA programme: discounts on accommodation at thousands of hotels worldwide, special conditions at restaurants, early check-in and late check-out, privileges on Ritz-Carlton Yacht Collection cruises, and assistance in organising trips and events.

    The location on Al Marjan Island is one of the main arguments in favour of buying an apartment at The Residences at Sheraton Al Marjan Island Resort. The archipelago consists of four artificial islands and stretches for several kilometres into the Arabian Gulf. It has more than 7 km of landscaped beaches, several high-end hotels (both existing and under construction), residential properties and entertainment facilities. The Wynn Al Marjan Island resort is located near the development. Its opening is expected to further boost demand for apartments on Al Marjan Island. The Al Hamra district, with its Al Hamra Mall, marina, restaurants and cinema, is about a 10-minute drive away.
