Binghatti Spectre brings apartments, offices and retail to a two-tower address in Al Jaddaf. The development has 712 residences, 235 offices and 19 ground-floor retail units around a shared podium and amenity deck. Handover is planned for Q4 2028.
Studios are priced from 774 999 AED (211 000 $) and start at 372.32 sqft. One-bedroom apartments begin at 698.58 sqft and 1 199 999 AED (326 800 $), while 2-bedroom homes provide at least 1,012.45 sqft from 1 949 999 AED (531 000 $).
The largest residential format has 3 bedrooms and starts from 1,458.51 sqft. Prices begin at 3 099 999 AED (844 100 $). Balconies appear in the sample plans, with room arrangements changing across individual unit types.
Office premises start from 597 sqft at 1 699 999 AED (462 900 $). Retail units begin at 765 sqft and 2 867 999 AED (780 900 $). Keeping the two categories separate matters because an office buyer and a ground-floor retail operator use the building differently.
Four basement levels provide the base for a ground floor, three podium levels and 26 upper floors. Tower A is residential. Tower B combines apartments and offices, placing the business component within the same overall development rather than in a detached building.
The facades use a regular glass grid with strong horizontal and vertical lines. Inside, pale stone, smoked glass and metal are paired with cherry wood and burgundy accents. The lobby has a darker, more dramatic palette than the light exterior podium areas.
Pools for adults and children form the centre of the outdoor deck. An open lawn, landscaped seating, family nooks and lounge platforms provide places for quieter use between the more active facilities.
A 90-metre running lane, indoor and outdoor gyms, yoga platform and padel court cover several types of exercise. The amenity list also includes a children's play area, table tennis and activity tables.
Al Jaddaf sits beside Dubai Creek and connects directly with the Green Line through Al Jaddaf Metro Station and Creek Metro Station. The district also has a marine transport station, giving residents and office users an alternative route along the creek.
Downtown Dubai, Business Bay and Dubai Healthcare City surround the area from different sides. This puts corporate offices, hospitality, healthcare and major retail destinations within the same central part of Dubai without placing the project inside the densest Downtown tower cluster.
Mohammed Bin Rashid Library and Jameel Arts Centre add cultural venues close to the residential buildings. Latifa Hospital and Clemenceau Medical Center Hospital support the district's healthcare infrastructure, while schools, nurseries and supermarkets cover daily needs.
The drive to Burj Khalifa and Dubai Mall takes approximately 5 minutes. Dubai International Airport, Museum of the Future and Dubai Festival City Mall are around 10 minutes away. Dubai Frame can be reached in approximately 15 minutes.
The residential mix is led by 1-bedroom apartments, with studios and larger 2 and 3-bedroom formats filling out the collection. Offices introduce a professional user base, and the ground-floor retail component can serve people who live or work in the towers.
The payment plan requires 10% at purchase and 40% during construction. On a studio at the starting price, these stages equal approximately 77 500 AED (21 100 $) and 310 000 AED (84 400 $).
Another 50% is payable when the project is completed in Q4 2028. The entry-studio handover payment is approximately 387 500 AED (105 500 $), so buyers need to prepare half of the purchase price for completion.
Al Jaddaf's metro access, nearby healthcare cluster and proximity to Downtown Dubai support residential and business use. The final investment result will depend on the selected unit, future leasing demand and market conditions rather than the project mix alone.
