Fahid Island is a new coastal area in Abu Dhabi between Saadiyat Island and Yas Island, developed by Aldar Properties. The declared length of the coastline here exceeds 11 km. The master plan for the area was officially presented by Aldar on June 2, 2025, and confirmed by WAM. In total, the island will have 4.6 km of beaches, a promenade, and a 10 km Berm Park corridor. Fahid Island will also be connected to Abu Dhabi's bicycle route network. Properties at Fahid Island are still under construction, but there are already some interesting projects in the area, scheduled for completion in 2029.
Transport accessibility to the area currently means, first and foremost, road access. The island is located next to the E12 (Sheikh Khalifa Highway), which provides direct access to Zayed International Airport, as well as to Saadiyat Island and Yas Island. The developer emphasizes the island's proximity to these clusters, as well as the short travel time to/from the airport. Until the launch of its own public transport system, residents and visitors to the area use taxis and car sharing, and when it comes to cultural events and shopping areas, there are routes to neighboring islands and the “mainland.”
The master developer of Fahid Island is Aldar Properties. Its first properties here are 2 waterfront projects. These are Fahid Beach Residences, a limited collection of 7 buildings scheduled for completion in Q2 2029, and The Beach House resort towers, which are to be completed in stages between Q2 and Q4 2029. The starting prices and the basic 65/35 payment plan have been described in broker reports and on the Bayut platform. These projects will include residential spaces ranging from studios to 3-bedroom apartments, as well as Beach Residences townhouses. This is a very interesting offer for those considering property in Abu Dhabi.
The master plan for the area includes educational institutions. Aldar and King's College School Wimbledon have announced the opening of a flagship international campus on the island, which will be the first phase of the education system in the Fahid area and will be launched by the 2028/2029 academic year. While it is under construction, local residents usually look at decent campuses in the neighboring areas (Saadiyat Island, Yas Island, and the city center).
As for shopping and entertainment, these are mainly malls in the neighboring areas. For example, Yas Island has the largest in the emirate Yas Mall and theme parks very close to the airport. And at Saadiyat Island, there is a cultural cluster with the Louvre Abu Dhabi and museums under construction. At the same time, a “pedestrian” street with shops, a beach club, and a 5-star hotel are planned at Fahid Island, but there are already large shopping and cultural centers in the neighboring areas.
From an investment perspective, this is a rare combination of the infrastructure of the nearby Yas Island and Saadiyat Island, the Aldar brand, limited supply of waterfront properties, and the phased construction of new housing with plans for completion in 2029. The main projects here are Fahid Beach Residences with seven boutique buildings and The Beach House with towers on the seafront. For investors, this is an opportunity to take advantage of the location and limited housing supply as the new infrastructure emerges here.
