Al Zorah City is located on a coastal plot and is close to Sheikh Mohammed Bin Zayed Road (E311), making it a 35-40 minute drive to downtown Dubai. The Ajman bus station is just over 15 km away, while Sharjah and Dubai International Airports are 30 and 45 minutes away, respectively. Public transport is not yet well developed here, so permanent residents tend to drive more. However, the proximity to one of the main highways and the possibility of car sharing make it easy to get around.
The main developer of the area is Al Zorah Development Company P.S.C., a joint venture between the Ajman government and Solidere International. Their idea is creating a resort town of about 5.5 km², where mangrove forests would be located next to luxury properties, a golf course, and a marina. Under UAE law, foreign buyers can buy property at Al Zorah City under freehold laws without any taxes. This definitely increases the investment appeal of these places.
The center of the local infrastructure is Marina 1, with a promenade, restaurants, and a marina. The Al Zorah Golf & Yacht Club clubhouse and golf course, designed by Nicklaus Design, are also here. For nature lovers, there is a protected mangrove reserve where you can watch pink flamingos from a kayak. As for the beach holidays, the area already has The Oberoi Beach Resort and the Four Seasons Al Zorah hotels — the latter is currently under construction and scheduled to open in 2026. When it comes to shopping, Al Zorah City residents usually head to the City Centre Ajman, located 10 minutes away, which has a Carrefour supermarket and a VOX cinema.
Education is also developing rapidly within the area. In 2023, local authorities signed an agreement with GEMS Education to build a modern K-12 school directly within the community. In addition, Ajman American Private School is located within a few kilometers, as well as two large universities — Gulf Medical University and Ajman University. All of this is a strong advantage for families with children.
Properties here include both club apartments by the water and spacious villas on the seafront. The Gateway Porto Al Zorah, Seaside Hills Residence, and Sealine Residence projects are being built right next to the waterfront, where 1-bedroom apartments can be booked for between 800 000 AED (217 800 $) and 1 500 000 AED (285 000 $), depending on the view and floor. These projects are scheduled for completion in 2025-2026. Those who value privacy may consider the Beach Hills Villas, ranging in size from 4 bedrooms, with prices starting at approximately 9 000 000 AED (2 450 300 $), while Sea Glints Mansions and Creekside Residence offer up to 7 bedrooms and private beaches, with prices starting at 30 000 000 $ (8 167 700 $). Yes, these are expensive properties, but the yield on the apartments at Al Zorah is estimated at 6-7% per annum, while such villas are sure to increase in price by the time they are commissioned due to limited supply.
Al Zorah City is the only area in Ajman that has nature reserves and lagoons, a professional-level golf course, and the opportunity for foreigners to buy property. Thanks to its proximity to Dubai and limited supply, this area is currently one of the most promising destinations in the UAE.
