Roudah Expo Valley Views – Apartments for Sale in Dubai

Roudah Expo Valley Views is planned as a landscape-led apartment project in Expo City Dubai. Expo Dubai Group places the buildings inside Expo Valley, so the project is shaped by courtyards, planted routes, private terraces, water features and views toward the surrounding valley. Completion is scheduled for Q4 2029.

The project covers 1, 2 and 3-bedroom apartments. 1-bedroom apartments start from 1 692 000 AED (460 700 $), while 3-bedroom apartments start from 3 658 000 AED (996 100 $). Across the full apartment range, total areas run from 890 – 2,251 sqft, or 83 – 209 m². The larger floor areas are important because the project is not built around the smallest possible entry layouts.

The project uses clean exterior lines, shaded movement and a softer connection to the landscape. Inside the apartments, buyers can expect two design directions: Timeless Elegance, with a more contrasted finish, and Calm Canvas, with natural materials and quieter neutral tones.

The amenities support a residential routine built around wellness, family use and outdoor gathering. The project includes a main gym, satellite gym, fitness studios, wellness terraces, yoga areas, plunge pools, a main swimming pool, infinity edge pool, lap pool and kids' swimming pool. Residents also get an indoor kids' club, kids' play areas, indoor games room, multipurpose hall, BBQ areas, outdoor dining spaces, an events lawn, prayer rooms, community plaza and cafés.

Expo City Dubai gives the project a different location profile from a typical suburban apartment address. The district stands on the former Expo 2020 site and combines homes with cultural venues, event spaces, public attractions, business activity and leisure destinations. That makes the address useful for buyers who want a residential project connected to a broader city-scale destination.

Green space is a major part of the district's planning. Expo City Dubai includes parks, open public areas, pedestrian-friendly streets and cycling paths, which helps the area feel less congested than many older parts of Dubai. Roudah Expo Valley Views follows the same idea inside the project through landscaped common areas, shaded routes and outdoor gathering spaces.

The district is also connected by public transport. Expo City Dubai Station links the area to the Dubai Metro Red Line, while Expo Road (E77), Sheikh Mohammed Bin Zayed Road (E311), Sheikh Zayed Road (E11) and Emirates Road (E611) support car access. That mix is useful in southern Dubai because residents can combine Metro journeys with private-car routes depending on the destination.

For daily movement around the southern corridor, Dubai Investments Park is about 10 minutes away, Al Maktoum International Airport is about 20 minutes away, and Dubai Parks and Resorts is about 15 – 20 minutes away. Expo City Dubai Metro Station is about 5 minutes away by car, which gives the project a clear transport reference point.

Central and coastal destinations remain reachable, but they are not the main reason to buy here. Dubai Marina is about 25 minutes away, Downtown Dubai and Burj Khalifa are about 40 minutes away, and Dubai International Airport is about 45 minutes away. Roudah Expo Valley Views is better understood as an Expo-linked southern Dubai address with a greener setting, not as a replacement for a central city apartment.

Payment terms add another practical layer to the purchase. The 65/35 structure includes 10% down payment, 55% during construction, 10% upon handover and 25% over 1 year after handover. Buyers therefore spread part of the balance beyond completion, which can be useful when comparing off-plan projects with heavier handover payments.

The investment case is tied to Expo City Dubai's long-term growth, Metro access, proximity to Al Maktoum International Airport and larger apartment sizes. The project is still part of a developing district, so it should be viewed with a medium-term horizon. Its appeal comes from the Expo City Dubai address, the Expo Dubai Group master-developer role, the post-handover payment plan and apartments that start from 890 sqft.

For buyers comparing southern Dubai launches, Roudah Expo Valley Views offers a clear mix of location, landscape and payment flexibility. It brings together Expo City Dubai, wellness amenities, family facilities and larger-format apartments in a district planned around public space, mobility and long-term growth.
