Emaar Valia at Dubai Creek Harbour is a 491-apartment high-rise of 55 floors developed by Emaar Properties. The tower sits above a mixed-use podium with retail frontage and two secure basement parking levels. Unit options run across 1, 2, 3 and 4-bedroom configurations, each with a dedicated balcony. Handover is scheduled for Q4 2030.
The entry unit is a 1-bedroom apartment covering 817 – 829 sqft, priced from 1 960 000 AED (533 700 $). Two-bedroom layouts cover 1,242 – 1,258 sqft and start from 2 810 000 AED (765 100 $). These two unit types account for 245 and 208 homes respectively – the largest shares of the residential mix.
Three-bedroom apartments cover 1,652 – 1,694 sqft, with prices from 4 100 000 AED (1 116 400 $). A 4-bedroom residence measures 2,561 sqft and starts at 6 970 000 AED (1 897 900 $). The project includes only 32 three-bedroom and 6 four-bedroom homes. These counts describe the building mix and do not represent live availability.
The payment plan requires 10% down payment, 70% during construction and 20% upon handover. Completion is set for Q4 2030.
The exterior combines aluminium cladding with wide glazed sections. Private balconies extend the living area outward from each apartment. Views take in the creek, the skyline and the community park, though the actual outlook varies by residence. The high-ceiling lobby uses warm natural tones and premium finishes.
The pool deck includes a temperature-controlled swimming pool, a kids pool and splash pad. Additional facilities include a padel court, outdoor fitness area, yoga deck, private cabanas, communal lawn, BBQ area and outdoor play zones.
Dubai Creek Harbour sits along Dubai Creek and is designated as a freehold community. Around 7.4 million m² of the wider masterplan is allocated to residential use, with roughly 500,000 m² set aside for parks and open areas. The district covers Creek Island, Creek Beach and the mainland section.
Creek Beach has a 700 m man-made beach. Marinas and waterfront paths connect the residential areas to the water, and marine services run to Dubai Festival City and Al Jaddaf. Ras Al Khor Wildlife Sanctuary is about 5 minutes from the project.
Road access runs via Ras Al Khor Road E44 and Nad Al Hamar Road D62. Dubai International Airport is roughly 10 minutes away. Downtown Dubai and Burj Khalifa are about 15 minutes by car, Dubai Marina approximately 25 minutes, and Al Maktoum International Airport around 40 minutes.
The planned Dubai Metro Blue Line will introduce an Emaar Properties station within the community. The current target for service is 2029. If that schedule holds, the line will be running before Valia's Q4 2030 handover – adding a rail option to a district that today relies mainly on roads, taxis and marine transport.
Nearby retail includes Geant Express, W Mart and Spinneys. Mediclinic Creek Harbour covers local healthcare, and Blossom Nursery and Maple Nursery serve younger children. The City School International and North London Collegiate School Dubai are about 15 minutes away by car.
Directly opposite the building, the planned Dubai Square is set to become a large retail and entertainment destination. The tower's own podium adds retail frontage at street level. Parks, the canal and community boulevards form walkable routes around the site.
