Hudayriyat Island in Abu Dhabi: Area Guide

Hudayriyat Island in Abu Dhabi is a large coastal area next to Al Bateen, which is developed by Modon according to a master plan. It features such interesting attractions as Surf Abu Dhabi, the indoor Velodrome Abu Dhabi, the emirate's largest city park, and a long network of bike paths. The island is connected to the mainland by the Hudayriyat Bridge and thus extends the central areas of the UAE capital.

The easiest way to get there is by car, via the bridge from Al Bateen. As for the public transport, Abu Dhabi Department of Transport (AD Mobility) bus No. 73 runs to the island. It’s the first route in the region with space for bicycles in the cabin, running between Al Reem Island and Hudayriyat Island. Taxis and car-sharing services are also available throughout the city.

The infrastructure here is already up and running, and attracting residents to the island. These include the Marsana waterfront and marina with beaches, promenades, restaurants, and a splash park, the 321 Sports sports village, the Circuit X amusement park, the 15-kilometer Trail X mountain bike trail, and the largest OCR Park in the emirate. Thanks to all this, the island has excellent places for recreation and leisure, and as for shopping, locals usually go to the malls “on the mainland.”


Schools within residential areas are included in the master plan, as we can see, for example, by the description of Nawayef Village (which states that parks, schools, and a medical center are “just minutes away”). While all this is still under construction, people tend to focus on educational institutions in the nearest areas — among the respectable schools there are BSAK, American Community School (ACS), Cranleigh Abu Dhabi, and Bateen World Academy.

Most of the properties at Hudayriyat Island are built by Modon. The Nawayef cluster is unique in the UAE, at least, for its terrain — hills up to 55 meters high and housing with impressive views from the windows. In May 2025, Modon built the first townhouses on the island — Nawayef Village. This is a gated community between the Western and Eastern Hills, where 378 properties are planned (3-4 bedroom townhouses and 5-bedroom villas). Nearby is the coastal community of Al Naseem, which consists of luxurious 4-6 bedroom villas with large plots of land. It’s a great example of premium housing, if you’re considering properties in Abu Dhabi.

From an investment perspective, two locations are currently the most interesting. Firstly, there is Nawayef Village as a budget option, with areas for recreation and sports nearby. If we consider the premium segment, there is the Al Naseem cluster by the water and the Nawayef collection on the hills, where limited supply promises long-term capitalisation.
