Al Amerah in Ajman: Area Guide

Al Amerah is a promising area in the eastern part of Ajman, formed along the strategic Sheikh Mohammed Bin Zayed Road (E311). Once a quiet suburb, it was designed by R Holding. The location borders Al Alia to the west, Helio 2 to the east, Al Yasmeen to the south, and smoothly connects to the multifunctional Emirates City cluster to the north.

Due to its strategic location, the area is considered a link between the old residential communities and new high-rise development projects, creating a unified ‘growth corridor’ for the entire eastern part of the emirate. The wide street network, engineering reserves and, most importantly, direct access to the E311 have already attracted a number of developers and transformed the location into a promising spot for those interested in property at Ajman as a long-term investment.

Transport accessibility is a key factor contributing to Al Amerah's popularity. Sheikh Mohammed Bin Zayed Road runs from the central interchange of the district to Sharjah International Airport, a distance of approximately 19 km, which takes 25 minutes by car in typical traffic. Dubai International Airport can be reached in approximately 30-35 minutes.

For daily trips to Dubai, it is convenient to use the Ajman – Dubai Bus route, which departs every 30-40 minutes and stops at Emirates City. The travel time to Downtown Dubai is about 45 minutes. The proximity of the highway and the availability of public transport allow residents of the area to work or study in neighbouring emirates without relocating.

The Al Amerah area has excellent social infrastructure, with major shopping centres such as City Centre Ajman, China Mall Ajman and Safeer Mall located within a 10-15 minute drive. These centres feature Carrefour and LuLu hypermarkets, multiplex cinemas, and a variety of cafés and restaurants.

Dozens of mini-markets, pharmacies and coffee shops are already operating on the ground floors of the Emirates City towers, and a strip of street retail outlets is forming along the E311 service roads, designed to serve both local car owners and transit traffic between the emirates. Al Amerah's location balances regional-scale malls with basic services within walking distance.

In terms of educational and medical infrastructure, the area meets the primary needs of families, eliminating the hassle of travelling to Dubai or Sharjah. Within a 15-minute drive are Frontline International Private School, Crown Private School and Woodlem Park School, offering British and Indian curricula.

Preschoolers can attend Future International Nursery and Maple Bear Nursery. Medical needs are covered by Saudi German Hospital Ajman on Sheikh Ammar Bin Humaid St. and Amina Hospital, located close to City Centre Ajman.

Several green areas are available for active leisure. Helio Park, a public garden with jogging tracks and playgrounds, is located 5 minutes' drive from Al Amerah. Emirates City Park, covering an area of almost 2.5 hectares, opened in Emirates City in 2019, features picnic areas and outdoor sports facilities. Nature lovers will appreciate the proximity of Al Zorah Nature Reserve, a vast area of mangrove forests inhabited by flamingos and offering kayaking routes. The road to the reserve takes about 20 minutes.


The beaches of Ajman Corniche are less than a 25-minute drive away via Ittihad Road, so seaside entertainment is also part of the daily routine for residents of the district. Al Zorah Golf Club and Ajman Cricket Club are just a few minutes' drive away, offering excellent playing facilities and picturesque views. Al Tallah Camel Racecourse, home to the UAE's popular camel races, is also within easy driving distance.

Property at Al Amerah is located in a freehold zone, allowing foreign buyers to register 100% ownership. The residential stock of the district is dominated by mid-rise and high-rise towers with studios and 1-2 bedroom apartments ranging in size from 550 sqft (51 m²) to 1,220 sqft (113 m²). At the same time, the low-rise sector is also developing, with villas at Al Amerah currently under construction in Al Aamra Gardens and Azha Community.

The development pool is led by R Holding, which is implementing the Emirates City master plan, and GJ Properties, known for the Al Ameera Village community. The availability of both high-rise and low-rise developments allows investors to diversify their portfolios and buyers to choose the format that suits their lifestyle.

The economic appeal of Al Amerah is growing in line with the property market in Ajman. In Q1 2025, the total value of transactions reached 5 540 000 000 AED (1 508 000 000 $), up 41% year-on-year. The average rental yield for apartments at Emirates City remains at around 7%, which is higher than in many mature clusters in Dubai, with a significantly lower capital entry threshold — an average of 140 000 AED (38 100 $).

The relocation of expats from other emirates due to rising rents is driving demand and maintaining a stable cash flow for owners. The absence of personal income tax further enhances profitability — a compelling argument for those looking to buy property at Al Amerah for a stable passive income.

New developments are driving the area's growth. The highlight of the year is the launch of Sky Gardens Tower by GJ Properties. This 44-storey skyscraper with cascading green terraces is inspired by the Hanging Gardens of Babylon. Property at Sky Gardens Tower comprises 738 fully furnished two-bedroom apartments.

At the same time, new phases of Al Ameera Village and the Azha Community club community with family townhouses and villas are under construction, as well as Gulf Tower and Garden Residences within Emirates City. This diversity of properties at Al Amerah forms a complete urban landscape without price distortions.

According to experts, the area has already established itself as the ‘new east’ of Ajman, combining moderate entry prices, growing capitalisation and well-thought-out infrastructure. The location is equally attractive to young professionals, families and investors. And with a wide range of options, from compact studios and apartments at Al Amerah with flexible payment plans to spacious villas, it is easy to find a property to suit any purpose and budget.
